I would say most agents have run into that and I've had a few myself that have worked out that way. It's a great way to stay in touch and if the agent writes on a regular basis they can share their material as well.

This is pretty much what I've settled on too. Break the ice a little bit and then I have something to reference with that call.

Addressing internet leads is a daily task. In our office, our lead stream is diversified, coming from many different sources. Our agents are tasked with this question you present, how to first make contact? The lead itself tells you and it is your discretion that follows.

Some leads come with good info, more than just a name and number/email, they have search criteria notes and maybe a personalized message. Such a lead is telling you they are an active searcher. These leads are the ones you call back right away---chances are very good they will be receptive to your call, and the sooner the better.

Some leads, on the other hand, are just name and number or name and email only leads. These leads constitute little to no-time investment on behalf of searcher. They are passive interest at best. A good approach on this type of lead is to send an email that hopes to capture more information (A quick intro about the Agent/Company and a questionnaire soliciting information). Essentially you caught a little nibble, now you are trying to get them to bite again harder. If they write back, it is both a good sign of active interest and usually, with this second round, there will be more search details. If they don't write back, you can always put their email into a mailing list for future info mailings.

Good article, but I want to say that we found our realtor thanks to Facebook. She happened to be an old school friend that I had been out of touch with for 20 years or so. Before moving back home I found out via Facebook she was a realtor in the area. We used her to buy our home and have referred our parents to her as well. She's gotten 2 deals via Facebook. I think Facebook works for this business.

So agree....and even as extensive as your list is, there is far more even that can be included. Every single one of my client's/transactions are different with different situations, needs, wants, and barriers. That's what I'm paid (generally a 1/4 of what the total fee is) to worry about so my client's don't have to.

I agree and I should have asked more questions on what was being discussed instead of making assumptions. There's always next year at least.

Its really too bad that you didn't participate in RE Barcamp. RE Barcamp does not really focus on social media. Out topics this year included video, green design, open discussion on syndication and IDX , web design, tools, copyright and intelluctual property laws ect. There was only one session out of 16 that social media was even mentioned. But I am glad that it gave you something to write about

In hind sight I probably should have gone. It sounds like the there's been a shift on what's usually talked about and this one was actually pretty good. More was discussed concerning new tools and less of social media.
